HOA Neighborhood Quick Guide

Most of the Canyons HOA covenants match the City of Stillwater codes but there are a few additions of note.

The 55 Village has some additional differences



Below is merely a quick guide to the Bylaws and Covenants with citations, please see the Covenant documents for full details.

Dues- Dues are due between Jan 1 thru February 15 of each year.  A late fee is applied thereafter. Nonpayment will result in a lien.  The HOA Board will mail reminders and post information on the HOA website and Facebook regarding the amount due before Jan 1.  Remit to 424 South Westpark Court, Stillwater, OK 74074 or see website or mailing for updates and electronic options.

 

Trash & Lawn Care- Keep lot clear of trash, weeds, brush, and high grass. No burning trash or waste. Trash cans shall be screened from view from street except 24 hours prior to trash collection.  If HOA cleanup is required, the owner will be charged.  (Section 22, 23)


Parking- No parking vehicles, bikes, trailers, boat, or any temporary structures between the easement and the front of the house even temporarily.  Parking of licensed vehicles is allowed in the driveway but not on sidewalk. (Section 15)


Noise, Obnoxious or Offensive Activities- No obnoxious or offensive activities (noise, harassment, illicit drug use, etc.) or any nuisances as defined by City code are allowed on the property, including on common. (Section 24)

Pets- See the City of Stillwater code, including limit of 3.  Dogs must be on leash when not on owner’s lot. (Section 18)

Damage to Common Areas- Any damage to the common areas, including but not limited to the grass, sidewalks, drainage, trees, plants, and flowerbeds, must be promptly repaired by the homeowner.  If repairs are not completed promptly, the HOA will charge the homeowner for repairs.

Converting Garage- No converting garage to living space or living in any other structure or trailer on lot. (Sect. 9)

Home Business- No home businesses that being traffic to the neighborhood. (Section 7)


Outbuildings- Outbuildings must meet the Covenants and the City Codes and must be approved by the HOA Board.  See HOA website under Project -> HOA Approvals How To in the upper right.  Before starting construction send the following to canyonshoastillwater@gmail.com: an illustration/representation of the proposed shed with dimensions, materials, colors, location of the outbuilding on your property with distances from boundary lines and easements. NOTE: paint, brick, or shingles should match the house.  Outbuildings over 200sqft require a City of Stillwater permit (http://stillwater.org/document-center/detail/id/192). Provide City permit application and approval to HOA Board. (Also see Section 3, 5, 8, 11)

Pools & Spas- See the HOA website under Project -> HOA Approvals How To in the upper right.  The HOA requirements do not extend past the City of Stillwater requirements.  A pool, hot tub, and spa packet is available on the City of Stillwater website www.stillwater.org.   Locate underground utilities by calling, 1-800-522-OKIE.  The pool/spa permits require and include a fence enclosure as part of the pool/spa permit. (Section 11)

 RVs- No parking or storing RV on property without proper enclosed structure. (Section 16)


Fencing, Building Materials like Shingles-  The Building committee need to approve materials and locations of fences and shingles.  Send information to canyonsHOAStillwater@gmail.com for approval.  (Section 5 & 13)
